Van Briggle Pottery's two-story brick and stone structure has stood at the unofficial gateway to Ute Pass and the Highway 24 corridor west for 120 years. But the landmark might soon be replaced, a casualty of declining tourist traffic and the reality of a changing business climate and changing times.

No redevelopment limitations

The building's status on the National Register of Historic Places has attracted history lovers through the years, but the owners have never claimed any of the tax credits allowed by the state.

As a result, marketing broker Ed Rudolph of The Rudolph Co., said whoever buys the land and building, offered at $2.5 million or $18.31 per square foot, will be free to move ahead without the architectural or construction limitations usually required of NRHP buildings or choose to pursue available tax credits and redevelop the site in keeping with its historic theme.

"There's a good chance a local buyer would want to keep the building's original historic character, but there are some prospects out there who might want to clear the site and do a new ground-up building," he said, adding that redevelopment of a nearby commercial site netted $18.69 per square foot just last month.

So far, five letters of intent to purchase the property have been received, Rudolph said, including one local investor who would consider maintaining the building's historic look and feel.

Thank you for bring this story and the possibility of the loss of the Midland Roundhouse to our attention. The thought that we could loose this unique history landmark is deplorable. We as a community as a WESTSIDE community need to speak up and let those who may have any intentions of tearing this landmark down know they or any business that goes in its place will NOT be supported by the WESTSIDE. Afterall its all about money, isn't it

Great report Mr. Hughes. Too many people in this area take history for granted and it is quickly disappearing. The loss of the roundhouse would be immeasureable. I hadn't even heard this was a possibility. I live on the plains.

The only good news lately on this matter is what I dug out of the CDOT planners - those who are making the plans for a big - ugh -expansion of Highway 24 - the Midland Expressway - between I-25 and Manitou Springs through the Westside. One thing they CANNOT do without jumping through big hoops in Washington DC is simply condemn the Midland Roundhouse building, pay the owner its 'fair market value' (which if the amount is not agreed on, a court will decide) tear it down, and then run the 6 line expanded highway through it. Because the State - CDOT - Highway Agency has to use FEDERAL dollars, the National Register of Historic Places designation cannot be ignored - as a private buyer can. CDOT would have to prove there is NO feasible alternative to running the road across the land the Roundhouse sits on. Well, CDOT already has figured out they can 'go around it' to the south side. So THAT issue is pretty much settled.

So in another blog here people said they WANTED the Westside's History to be saved. Now you better act or another landmark will be disappearing in the name of profit. Contact the Colorado Springs City Council, Historic Preservation Commission, the Colorado State Historical Fund, and all local editors - write to them!!
