Real Estate Insider - on Commissions

What's the thing with Real Estate Commissions in Colorado Springs? Weren't they, like, set at 6 percent and now we're able to get a bargain at 4percent or so? I hate to be the one bursting a bubble here - but if that's what you believe, you're wrong! There are no BARGAIN or DISCOUNT commissions. Commissions are, and always have been, negotiable. So if that's the case - why the difference in percentages? And how much should you pay?

You have two types of companies/realtors, not just in Colorado Springs, but pretty much throughout the country - full service and limited service. The difference often lies - as stated by their descriptions - in the amount of service they offer - hence the difference in commission percentages. (Not all brokerages with reduced commissions provide limited service. Make sure to ask and compare.)

How do you decide? Full service or limited service -- in order to determine which arrangement works for you, you will have to examine your reasons for hiring a professional. Are you hiring a realtor because you don't want to "go it alone," don't have the time or the experience? In that case, you have to ask yourself -- how much and what type of representation/marketing/services do you expect? Do you base your decisions solely on the commission percentage? Do you know which services are important to you and help with the sale of your home? If you only choose some services, instead of full service, would you be willing to take over/cover for the rest? Do you have the knowledge and the time? Make sure to discuss these issues with your realtor up front, so you get what you are looking for in this transaction.

Keep in mind -- when you are hiring a realtor, you're not just hiring someone to put a sign in your yard and a lock-box on your door. You are hiring someone to advise and educate you on the complete process, to keep you informed and stay in contact with you until your home sells. By working with a realtor, you are partnering with a professional, who uses his/her experience and knowledge to help you achieve your goal -- to sell your property, hassle free. Deciding on the realtor and service you require/expect -- is up to you.
